Applicant Screening Criteria

Income

  •  Monthly income must be at least 2x the monthly stated rent. (Income documents are required, two most recent paystubs)
  • Properties in Ekoliving’s portfolio that require 2.5x the monthly stated rent: Amore, Burnie, Candlelight, Glisan, and Powell.
  • 12 months of verifiable employment will be required if used as a source of income. If under 12 months, an offer letter will suffice or a bank statement with an ending balance equaling the rent amount for the entire year.
  • If self-employed, applicants will be required to submit the previous year’s tax return as proof of income. We will also accept three most recent months of bank statements.

Rental History

  • 12+ months of third-party rental history required.

o Less than 12 months rental history and or lack of verifiable history will result in a “Full Security” approval.

  • Denial will occur if any of the following have occurred within 3 years:

o Defaults in rent.

o 3 or more material violations within one consecutive year.

o Outstanding balances of any amount.

o Evictions.

Credit

  • Permitted only under the following circumstances.

o A bankruptcy filed by the applicant that has been DISCHARGED.

o A Chapter 13 Bankruptcy filed by the applicant that is under active repayment.

Bankruptcy

  • Permitted only under the following circumstances.

o A bankruptcy filed by the applicant that has been DISCHARGED.

o A Chapter 13 Bankruptcy filed by the applicant that is under active repayment.

Criminal Charges

  • Misdemeanor Offenses: Denial if within the last 3 Years.
  • Felony Offenses: Denial if within the last 7 Years.
  • * If applicant has additional specific questions regarding the Criminal Criteria, offer to email them the full criteria sheet*
  • In Oregon we are required to conduct an Individual Assessment if an applicant is denied for any of the items below: *In Washington we do not assess these denials*

o A drug-related crime;

o A person crime;

o A sex offense;

o A crime involving financial fraud, including identity theft and forgery; or

o Any other crime if the conduct for which the applicant was convicted or charged is of a nature that would adversely affect:

§ Property of the landlord or a tenant; or

§ The health, safety or right to peaceful enjoyment of the premises of residents, the landlord or the landlord’s agent.

Past due credit

  • If any applicant has $5,000 or more in past due credit, they will need a cosigner to get approved. 

Cosigners

Income

  • Must make 4x monthly rent in gross income in Portland.
  • 12 months of verifiable employment will be required if used as their source of income.
  • Self Employed? Must submit the previous year’s tax return as proof of income. We will also accept three most recent months of bank statements.

Rental History

  •  12 months of verifiable contractual rental history form current unrelated, third-party landlord, or home ownership, is required. 

Eviction History Criteria

  •  5 years of eviction-free history is required. Eviction actions that are dismissed or resulted in a judgement for the applicant will NOT be considered.

Credit

  •  10 or more unpaid collections (not related to Student or Medical Expenses) will result in a denial of the application.
